FAQ
Questions we hear every week.
Buying or selling in Portugal is simpler than it looks. If your question isn’t here, write to us and we’ll reply within one business day.
How do viewings work?
Every viewing is in person with the agent who knows the house. Book a time through any property page or call us, and we’ll confirm within a day.
Can I buy if I don’t live in Portugal?
Yes. You’ll need a Portuguese tax number (NIF) and a local bank account. We introduce buyers to lawyers who handle both, usually within a week.
What does buying cost on top of the price?
Budget around 7–8% for transfer tax (IMT), stamp duty, notary and legal fees. We give you an exact estimate for each home.
How long does a purchase take?
Typically 6–10 weeks from accepted offer to keys: a promissory contract with a deposit, then the final deed.
Do you help with mortgages?
We work with independent brokers who arrange mortgages for residents and non-residents, usually up to 70% of the value for non-residents.
What do you charge sellers?
Our fee is a fixed percentage agreed before we list, including photography, film, marketing and every viewing. No upfront costs.
How do you value my home?
We visit, look at recent sales nearby and give you a written valuation with a realistic asking range within 48 hours.
Can you manage a rental after I buy?
We introduce trusted property managers for long-term or holiday lets and stay involved if you plan to sell later.
